20 Golden Keys to Going Global

Recently I’ve decided to narrow the focus of my blog towards Entrepreneurship and to strive to add as much value possible to the ones aiming to have their own business or taking the existing one to the next level. One of the key issues for the local business these days is how to add new strings of income or even starting new ventures by exporting and/or importing.
Of course, imports and exports has to start with the basics and it is mandatory to have and master the newest information to get started properly.

Of course, there are hundreds and thousands of resources available online and also I recommend some academic stuff like a master or even an MBA but these are not mandatory. What is important is to gather the correct knowledge, apply and update it. I’ve stumbled two weeks ago upon a new guide called “20 Golden Keys to Going Global”which is a practical guide entitled for every entrepreneur who wants to start an import export business and business owners who want to expand into new markets.

De ce imi plac imobiliarele?

Am facut prima tranzactie imobiliara in 1999 cand am achizitionat pentru mine o casa pe care am gasit-o intr-un anunt dintr-un ziar. Imi amintesc de parca ieri s-a intamplat: am sunat la o agentie, am aflat ca proprietatea era una pe langa care trecusem de zeci de ori dar nu stiam ca este de vanzare si tin minte ca la momentul respectiv am facut un efort mental destul de mare sa accept comisionul care mi s-a cerut. La momentul respectiv agentul care mi-a vandut-o nu cunostea proprietatea, a trebuit sa descurc singur anumite ite si daca stau bine sa ma gandesc nu am gasit valoare adaugata in serviciile care mi-au fost prestate. Mai tarziu, la inceputul lui 2007 am avut ocazia sa colaborez timp de un an si jumatate cu Euroest pe un contract de business development si am invatat de la un maestru – Dragos Dragoteanu ce inseamna de fapt business-ul unei agentii imobiliare.

Ce m-a socat la momentul respectiv era ca eu cautam sa implementez ideea de colaborare intre agentii imobiliari, asa cum citisem in cartile de afara si ma loveam de comportamente de tip “hiena” unde fiecare deal era intens disputat, adesea fara nici un fel de scrupule. Atunci am aflat de fapt ca lucrurile pot sa stea si asa. La momentul respectiv imi placea programul de lucru pe care il aveau investitorii israelieni – de luni pana joi la Bucuresti si de vineri pana duminica in Israel. In birourile lor din Bucuresti vinerea de obicei batea vantul dar profiturile pe care le facusera in acei ani probabil ca le permitea sa treaca asta cu vederea. Atunci am invatat principii si notiuni de genul “imobiliare se fac si in vreme de razboi”, “locatie, locatie, locatie”, “care sunt semnalele de cumparare ale unui client care viziteaza o proprietate”, “turism imobiliar”, “calificarea unui client” si altele.

Kaleidoscop The Unboring Home de la Greenfield

De fiecare data cand ajung in Cartierul Greenfield din Baneasa si merg des in ultima vreme am un deja-vu cu minunata perioada din copilarie cand imi vizitam bunicii la Predeal si savuram aerul de munte. Aerul este diferit de restul Bucurestiului – pot confirma. Am zis initial ca ma sugestionez sa il simt altfel dar dupa incercari repetate m-am convins ca e “for real”. Startup Challenge – ultima zi pentru inscrieri – 10 octombrie 2010!

Un criteriu esential in alegerea colaboratorilor cu care lucrez pe proiecte online este deschiderea catre piata internationala.

Startup Challenge  se adreseaza  startupurilor de pretutindeni, in special celor din Europa de Est, celor cu o idee viabila de business online si cu potentialul necesar pentru a duce la indeplinire aceasta idee. Inscrierile se fac pana la data de 10 octombrie 2010 pe siteul official al conferintei: www.how-to-web.net. Scopul competitiei Startup Challenge este de a gasi cele mai interesante business-uri aflate la inceput de drum si a le ajuta pe acestea sa devina cunoscute si sa se bucure de sprijin din partea investitorilor si antreprenorilor deja cunoscuti.

Pentru a se inscrie, stratup-urile trebuie:

  • sa aiba mai putin de 2 ani de activitate
  • sa  targeteze piata international, globala;
  • sa nu fi primit nicio investitie de la o firma de VC  (Venture Capital) pana in momentul participarii la Startup Challenge.

Startup Challenge cuprinde  doua etape:

  1. O prima etapa eliminatorie  –  dupa inscrierea pe website – juriul va alege  6 startup-uri conform criteriilor prezentate pe site: marimea pietei, potential, solutiille pe care le propun, tehnologia folosita, modelul de business, etc. Cele 6 startupuri finaliste vor avea sansa sa se prezinte in cadrul conferintei regionale HTW’10 cu un stand de prezentare a businessului, sa interactioneze direct  si sa primeasca sfaturi de la juriul, sa isi prezinte idea de business catre cei 500 de participant si 20 de speakeri internationali direct pe scena principala a evenimentului.
  1. In final, la sfarsitul celei de-a doua zile a conferintei HTW, juriul va alege  3 startup-uri castigatoare care vor beneficia de promovare pe siteul oficial HTW cat si pe Social Media, si bineinteles  vor primi si un premiul semnificativ.

Juriu este compus din specialisti si oameni cu experinta in domeniu, cu o activitate intensa  in a acest gen de competitii: Katy Turner (Eden Ventures), Vlad Stan (Seedmoney), Vladimir Oane (UberVu), Raluca Georgescu (Wembrio), Alexandre Almajeanu (Gentica), Calin Fusu (Neogen).

Shine Residence 2, un nou proiect in constructie in Bucuresti pe Str. Vasile Lascar

Proiectele imobiliare de calitate isi gasesc in continuare locul pe piata datorita faptului ca se ridica la standardele cerute de cumparatori care sunt din ce in ce mai ridicate, mai ales in contextul economic actual.

DAC Invest,  departamentul de investitii al companiei DAC Antrepriza Constructii (fosta General Lux Service)  prezinta cel mai nou proiect in calitate de dezvoltator si constructor –  Shine Residence 2 .

Succesul de piata pe care l-a inregistrat cu  proiectul anterior Shine Residece (30 de apartamente de 1,2 si 3 camere in estul Bucurestiului) vandut in totalitate in anul 2009  si experienta acumulata in  cei 11 ani de prezenta constanta intre firmele cu traditie din domeniul constructiilor civile si industriale recomanda  DAC Invest pe piata imobiliara romaneasca.
Localizarea proiectului este una de exceptie in zona centrala a Bucurestiului, pe strada Vasile Lascar, in imediata vecinatate a bulevardului Dacia. Cladirea va avea un regim de inaltime S+P+6, o suprafata totala de 2000 mp, 10 locuri de parcare situate intr-un parcaj subteran si va avea urmatoarea structura: la parter si etajul 1 se vor gasi spatii comerciale/birouri in suprafata de 360 mp,  etajele 2,3,4 si 5 vor fi ocupate de cate 2 apartamente pe nivel cu suprafete cuprinse intre 68,5 mp (garsoniera) si 130,3 mp (3 camere) iar etajul 6 va fi ocupat integral de un superb penthouse cu o suprafata generoasa de 178,9 mp.

The Survivor Effect–It Couldn’t Happen To A More Deserving Spot

One of my favorite places on earth will be getting a lot of positive attention starting later this month when “Survivor” begins filming its 21st season in and around San Juan del Sur, Nicaragua. Then, for 14 weeks this fall, some 13 million U.S. households will tune in to CBS every Wednesday night to watch 20 Survivorists tromp around the Nicaraguan jungles.

This is a big deal for a little country like Nicaragua. I’ve seen the effects of this kind of thing in the past. When “Temptation Island,” for example, aired its Isla Bonita season filmed on Ambergris Caye, Belize, suddenly, overnight, this outpost of divers and fishermen was a household name.

The Temptation Island Effect created a new and higher-end (US$1 million-plus) market on this formerly unnoticed Caribbean island, the vestiges of which I viewed recently. All along Ambergris’ white-sand coast today are condo developments built to supply the Temptation Island viewers who, having been introduced to this island paradise in prime time, wanted to claim a little piece of it for themselves. How cool it became to be able to say, “I’m going down to spend a week on the beach at my place on Ambergris Caye…you know, the island off Belize where ‘Temptation Island’ was filmed…”
